rehab@leejohansen.com is an e-mail address that I use for keeping in touch with investors looking for bank owned types of properties. I run several nightly searches and send the results to this address. I then forward the e-mailed results to investor clients. I have four separate searches, 2 for single family/condos and 2 for multi families. All searches include all of Hillsborough, Merrimack and Rockingham Counties. Each search looks for keywords in certain MLS fields. The keywords used are;

Note that I am not the listing agent on most of the properties displayed for sale on my web site; however I can and will research any property on a Buyer's behalf and/or arrange for any showings/viewings. I make every effort to display all available properties for the benefit of Buyers.

Unless you're planning to pay cash for a property, you should line up your financing before finding your perfect property. All Sellers will want to see a pre-approval letter from a reputable lender prior to considering any offer. Cap Rate

What is Cap Rate?

  • Capitalization rate: = the percentage rate of return estimated from the net income of a piece of property.
    • Net Operating Income ÷ Value = Capitalization Rate
    • Net Operating Income ÷ Capitalization Rate = Value
    • Value X Capitalization Rate = Net Operating Income
