I have four separate searches, 2 for single family/condos and 2 for multi families. All searches include all of Hillsborough, Merrimack and Rockingham Counties. Each search looks for keywords in certain MLS fields. The keywords used are;

Note that I am not the listing agent on most of the properties displayed for sale on my web site; however I can and will research any property on a Buyer's behalf and/or arrange for any showings/viewings. I make every effort to display all available properties for the benefit of Buyers.

By law, the Listing Agent, or Seller Agent, represents the "Seller's interests".

I recommend that as a Buyer, you use a Buyer's Agent to help locate and procure property. By law, a Buyer's Agent represents the "Buyer's interests" and would help with the following:

• Maintain Buyer confidentiality
• Locate property
• Prepare offers
• Present offers
• Account for funds/deposit monies
• Disclose information relevant to a transaction
• Arrange for inspections
• Provide advice throughout the entire process

Unless you're planning to pay cash for a property, you should line up your financing before finding your perfect property. All Sellers will want to see a pre-approval letter from a reputable lender prior to considering any offer. If you're in need of a lender referral, Jack Walsh of Great East Mortgage, an affiliate of Wells Fargo, works in my office. Jack and I have done several contracts together and I highly recommend him. What is Cap Rate?

• Capitalization rate: = the percentage rate of return estimated from the net income of a piece of property.
  • Net Operating Income ÷ Value = Capitalization Rate
  • Net Operating Income ÷ Capitalization Rate = Value
  • Value X Capitalization Rate = Net Operating Income
